The process
Seven steps from the first call to the keys, and past them.
End to end buyer representation. Every step below is the same whether the purchase is an investment on the other side of the country or a home in Perth; what changes is the brief it is measured against. The seventh does not end at settlement: we check in every three months and review the portfolio against the plan.
Step 1
Define
We start with your goals, position, borrowing capacity and what the purchase needs to achieve.
Everything begins with a conversation about where you want to end up, not with a listing. Your circumstances, your borrowing capacity and your timeline become a written brief that every later decision is measured against.
For an investor the brief sets the strategy: growth, cash flow, manufactured equity or a combination. For a home buyer it sets the location, the land, the layout and the number that the purchase must not pass.

Step 2
Research
We assess markets, locations and opportunities against the agreed brief.
No predetermined suburb, development or property type. We research the markets that fit the brief, Australia wide for investors and across Perth for owner occupiers, and set out why each one does or does not belong on the shortlist.

Source
We search on market and, through our industry relationships, off market opportunities where available.
Between them the founders have been involved in more than 1,100 purchases, and the relationships that come with that reach agents, developers and vendors who never list publicly. The search runs on market and off market at the same time.

Step 4
Assess
We review the property and the key information before presenting an opportunity for consideration.
Before a property reaches you it has been through due diligence: the contract, the title, the building and pest position, the comparable sales and the numbers. You see the opportunity with the work already done and the risks named.

Step 5
Negotiate
We negotiate price and terms on your behalf.
Price is one part of a deal. Settlement terms, conditions, deposits and timing are the rest, and they are negotiated by people who do it every week. You decide the limit; we do the talking.

Step 6
Settle
We coordinate the purchase journey with the relevant professionals through to settlement.
From exchange to keys we work alongside your broker, conveyancer, inspector and, for an investor, your property manager, so the purchase settles cleanly and the next step in the plan is already in view.

Step 7
Review
After settlement we check in every three months and review the portfolio against the plan.
Settlement is not the end of the engagement. Every three months we sit down with you and look at how the property is doing against what the brief said it would do: the rent, the value, the equity position, the borrowing capacity and whether your goals have moved.
That review is what turns a purchase into a portfolio. It is where the next move gets decided, whether that is holding, improving the property, releasing equity or buying again, and it means the next purchase is planned before it is needed rather than after.
